As a new RE investor who is still working full time at my regular job, working with New Western is a time saver as the leads/deals I am receiving from them are very helpful, with detailed analyses to make my own analysis much more efficient in a shorten time than if I was creating my lead funnel myself. Now that I used many methods before ( mailing, bandit posts, drive for dollars, online ads on my websites, RE websites (Realeflow, zillow, etc) but receiving the off market listing from NW was by far the best way for me to find my deals ( with awesome 2 contracts in 2 months). NW allows me to jump start my business with minimal risk since the prices are off market, giving me room for profit or immediate passive income (for BRRRR/rental). The only risk here is that you do not have time to do an inspection or appraisal so that is where your own education ( I heavily invested in my RE training through a very renowned REMentoring group and I feel well equipped to do so) and your knowledge of your field/business system/assessments otherwise you will not know what you are getting until you take possession of the property. But always Do your own Due Diligence, run your own Comps and analyses!!! My personal experience with the NW reps I work with is very positive: they are very responsive, flexible and always there to answer any questions I have very honestly, so much so that I consider them as valuable part of my team and am looking forward to a long term collaboration with them.
