It will expand your reach. When you are working with a wholesaler, you don’t have to be an expert in every market. Wholesalers are experts at what they do and after they have earned your trust, they should be given the benefit of the doubt. Wholesalers are going to be marketing and following a much larger region than you are so use that to expand your territory. However, it is also important to note that you are ultimately the one who is responsible for the final due diligence. While wholesalers should be trusted, it is up to you to verify the information that they give you. Do your own research to make sure that the information the wholesaler gives you is correct. After all, you need to be able to put your own stamp of approval on each deal you buy.

You can’t buy these houses on your own. A good wholesaler will find you homes that aren’t for sale. What I mean is that they are able to find investment properties that no one else has access to and properties that were never listed on MLS. When your wholesaler buys these types of properties and then sends the property to you, you will have access to a deal that the general public didn’t even know existed.
So the next time you find yourself late into the night, staring at your computer with another crappy list of homes, getting that headache caused by too much computer screen, think about calling a wholesaler. Value your time a little higher, see the big picture, and do more deals this year. Spend more time flipping houses instead of flipping through listings.
